Most projects begin with a paid evaluation. This is a 2-hour job site visit and meeting between the designer and the homeowner. At this meeting, we will get to know each other and learn about your home. Because this is a paid service, we strive to provide as much value as we can. After the meeting we will present you with a professional service agreement, which we call our "Project Planning Agreement"
We always begin with measuring the existing spaces and inputting into our design software. We input this directly into the software, on-site to efficiently and accurately document the spaces. We will use these drawings as a base from which to develop your design upon. We also take many photographs and video to fully document as much as we can. We'll use this information as we develop your design.
In most cases starting with a budget is an important step. This can begin with a discussion about how the costs can range for similar projects, but in the end, the homeowner sets the budget. The budget is a goal and a product of the goals and realities of your specific project. A preliminary budget should also include a contingency of 10-20% to cover unexpected costs, or "scope creep". Next, we develop the design, utilizing some incredible tools, such as Chief Architect, the leading 3d Building Information Modelling software for residential projects. Between sketching, and the digital model, we'll develop your design. From the he digital model, we'll derive all of your drawings, from floor plans and details to 3d "flythroughs" to get a sense for how the space will look and feel.
Once the design is complete, and the estimate is refined, we present a detailed scope of work and construction contract. We typically solicit 2 bids for each trade from our preferred trade partners. We do this to offer you the best value that we can offer. The estimate often offers multiple options, so you can be in control of your project and decide where you want to spend your money or save it. After the estimate is complete, we present it in detail along with a detailed schedule, revise as needed before the contract is signed. Once the contract is signed, we submit for building permits.
JCDB is a FIR Contractor with the City of Portland. FIR stands for Field Issuance Remodel. This highly sought after privilege affords us a single inspector for the project. That same inspector also does the plan review, which greatly increases the efficiency of the inspection process as they are already familiar with the project. The plan review process is typically much quicker as well. Project eligible for FIR Permits, are generally remodels, small and large.
For new homes or project outside of the City of Portland, we would submit for permits the traditional way, which does take longer, but JCDB is well versed in the process.
From start to finish, we communicate heavily and set clear expectations with you along the way. We set up solid containment barriers and other protective measures to make sure that your home and belongings are not damaged. We think about the air quality, noise, neighbors, debris storage and disposal strategies. We thoroughly test for lead and asbestos. We take the necessary measures to mitigate exposure and follow all laws for abatement. We clean often and stay organized. Being a FIR Contractor, inspections go smoothly, which enables us to obtain building permits quickly and pass inspections efficiently. We think far in advance and present selections to you prior to ordering materials, so they are on time for our crews to install. We can also generate realistic renderings with our artificial intelligence-based rendering software. The sky is the limit with this incredible new technology.
